What are investment properties?

Investment properties are real estate that you rent out instead of live at yourself. Rental income covers the running costs, and the surplus constitutes your return – an attractive way to build wealth over the long term. 

How much equity do you need?

An equity component of at least 25% is required for the purchase of an investment property. Please note: these funds cannot come from a pension fund (second pillar) or pillar 3a, as you are not living at the property. Depending on the amount of the mortgage, amortisation is required.

When is a property considered viable?

The investment property is considered viable if the rental income covers the imputed costs, such as interest, ancillary costs and amortisation payments. This ensures that the running expenditures are covered by the income.

SARON mortgage

A SARON mortgage offers you flexible financing without a fixed term. The interest rate is adjusted quarterly to match the movement of the money market. The reference interest rate is the SARON (Swiss Average Rate Overnight), which is published by the SIX Swiss Exchange. Because the interest rate fluctuates, you can benefit from falling interest rates, but you also have to react accordingly when interest rates rise. The term is open-ended.
