The Tellco Investment Foundation was established in 2005 as a foundation pursuant to the Swiss Civil Code. It is subject to supervision by the Occupational Pension Supervisory Commission (Oberaufsichtskommission Berufliche Vorsorge, OPSC). It is open to Swiss staff pension funds, as well as vested benefits foundations and pension 3a foundations, who have the option of investing in the foundation’s investment groups.

Swiss residential real estate
The Swiss Real Estate investment group mainly invests in residential property. The real estate portfolio’s total component of business premises may not exceed 35%.
We focus on the urban metropolitan areas of Zurich, St.Gallen, Basel, Bern, Geneva, Lausanne and central Switzerland and their conurbations.
The quality criteria used to select our real estate include geographic location, condition of the property, sustainability of the energy balance, fit-out standard and therefore potential of the property, as well as an evenly balanced list of tenants. We also make sure that the property is not entered in the register of potentially contaminated sites.
We invest only in properties worth more than CHF 2 million and ensure that no property accounts for more than 15% of net assets. The borrowed capital may not exceed 30% of the market value.
Swiss commercial real estate
The Swiss Commercial Real Estate investment group mainly invests in commercial property. The proportion of residential property may not exceed 20%.
We focus on the urban metropolitan areas of Zurich, St.Gallen, Basel, Bern, Geneva, Lausanne and central Switzerland and their conurbations.
The quality criteria used to select our real estate include geographic location, condition of the property, sustainability of the energy balance, fit-out standard and therefore potential of the property, as well as an evenly balanced list of tenants.
We invest only in properties with a value of more than CHF 2 million and ensure that no property accounts for more than 15% of net assets.
Private equity
The Private Equity investment group is a global and broadly diversified private equity portfolio. The focus is on indirect secondary investments and a small proportion of primary investments. The private equity investments focus on buyout and growth capital strategies in developed markets.
The investment group is in run-off.
The fee model is based on the invested capital (net asset value).

Transparent and responsible corporate governance

- Independent Board of Trustees: The Board of Trustees consists of three outside independent specialists, who ensure objective and professional management.
- Transparent business practices: All legal transactions with associates are documented and disclosed, and loyalty declarations are obtained annually in order to avoid conflicts of interest. In addition, the necessary competitive offers are obtained to ensure the best quality and cost efficiency.
- KGAST membership: The Tellco Investment Foundation is a member of KGAST (Conference of Managers of Investment Foundations) and adheres to its quality guidelines. An independent outside investment controller monitors compliance with the investment guidelines to ensure reliable and compliant management.
Sustainability – 2050 in the spotlight
The Tellco Investment Foundation is actively committed to achieving the federal government’s net zero target by 2050. With 103 properties (as of September 2024), the Swiss Real Estate investment group plays a key role in this. Risk management
The portfolios are actively managed, broadly diversified and consist of high-quality investments. In this way, we ensure stable income.
Our investments are screened, analysed in terms of fundamentals, technical issues and portfolio optimisation measures, and monitored for risk and performance.
In addition to the generally applicable dual control principle, the Tellco Investment Foundation has established an independent risk management process. The superordinate goals of this process include the securing of consistent compliance with internal and external guidelines, the avoidance of risks that cannot be calculated, and the establishment of an early warning system, both for risk exposure and for potential compliance violations.
An outside independent investment controller checks whether regulations, directives and all investment guidelines are being complied with at all times.
