Before you consider buying a property, it is worthwhile clarifying a few fundamental questions:
- How urgent is your desire for your own home, and when do you want to move in at the latest?
- What kind of property are you looking for, and what does the current market offer?
- How familiar are you with the buying and financing process? Where do you need support?
- How much can you and would you like to pay?
Equity – your basis for the purchase
In order to buy residential property, at least 20% of the purchase price must come from your own funds. We will finance the remaining 80% with our mortgage loan.
Your own funds can come from various sources, such as:
- Savings
- Pillar 3a assets
- Gifts
- Securities assets
- Capital from the pension fund
Depending on the amount of the mortgage, amortisation payments will be required in order to make the financing sustainable.
Is the financing viable in the long term?
To ensure that your property remains affordable even when interest rates rise, we calculate viability with an interest rate of 4.5–5%. The total property costs – consisting of interest, amortisation payments and ancillary costs – should not account for more than a third of your income. In this way, we ensure that your financing will also remain stable in the future.

A fixed-rate mortgage ensures a fixed interest rate for the entire term, regardless of how interest rates change. This allows you to plan the costs for your mortgage over the long term. We offer flexible terms of one to 10 years.

SARON mortgage
A SARON mortgage offers you flexible financing without a fixed term. The interest rate is adjusted quarterly to match the movement of the money market. The reference interest rate is the SARON (Swiss Average Rate Overnight), which is published by the SIX Swiss Exchange. Because the interest rate fluctuates, you can benefit from falling interest rates, but you also have to react accordingly when interest rates rise. The term is open-ended.

Renovations and refurbishments
